What you get

A site that works while you work.

Four things that turn a visitor into a customer, in place from the first day.

Requests that come straight to you

Guest rooms, a cottage, a small hotel: each room has its own page with photos and a price per night, found by people searching for a place to stay in your area. The request reaches your inbox, not a platform.

See your site before you sign up

Pick a design, type the name of your house and your phone number, and the preview on this page updates as you go. You only create an account if you like what you see.

An availability request with the dates

The form asks for the arrival date, the departure date, the number of guests and an email address. There is no online payment: you check your calendar, reply with the price of the stay and confirm with a deposit, as you do today.

Your rooms, your terms, your table

Each room shows how many it sleeps, its beds, its size and its price per night. Arrival and departure times, breakfast, tourist tax, deposit and cancellation are written out, and your host-table dinners and extras have their own prices.

The checklist

What your website
must contain.

The sections that actually bring in enquiries, and the ones you can skip.

The rooms, with photos and a price

One page per room or cottage: how many it sleeps, the beds, the size, what is in it, and a price per night or per week.

What the price includes

Breakfast, bed linen and towels, Wi-Fi, parking. A guest who has to ask often books elsewhere.

Your terms

Arrival and departure times, the deposit that confirms a stay, your cancellation rule, children and pets, house rules.

The tourist tax

Not included in the price, set by the town per adult and per night, under-18s exempt: say so before the bill does.

How to get there

By car, by train, on foot, and what to do when the GPS gives up.

A request with the dates

Arrival, departure, number of guests and an email address, so your reply can carry a price.

01Budget

What it really
costs.

Real figures, including what you pay elsewhere and what you no longer pay here.

With Communik

Building and previewing the site is free, with no bank card. Publishing it on your own domain costs €14 excl. VAT a month, billed yearly, hosting and SSL included.

What you can add later

Gallery, blog and FAQ modules can be added to the site when you need them.

What stays outside

Your domain name if you do not have one yet, your listings on the booking platforms and the deposits themselves: guests pay them to you as they do today, the site does not collect money.

02To avoid

The mistakes that
cost you clients.

Seen on hundreds of sites in this trade, and each one is cheap to fix.

No price anywhere

Without a price per night, visitors go back to the platform where they saw one.

Photos of the area, not of the rooms

The view sells the region; the bed, the bathroom and the breakfast sell your house.

Terms hidden in an email

Arrival times, deposit and cancellation found out after booking turn into disputes.

A contact form without dates

A message that says only "is it free?" costs you a reply just to ask when.

Only a link to a platform

If your site sends every visitor elsewhere to book, it never brings you a direct request.

A traveller has three tabs open: two platforms and your house. Before writing to you, they check three things on your bed and breakfast website: what the rooms look like, what a night costs, and whether you answer clearly. Here is what each page has to say.

Rooms first, one page each

People choose a room, not a building. Give each room or cottage its own page: real photos of the bed, the bathroom and the view, how many it sleeps, the beds, the size and a price per night. A cottage let by the week deserves the same page, with the weekly price and the changeover day.

Your bed and breakfast website should say what the price includes

Breakfast, bed linen, towels, Wi-Fi, parking: say it once, on every room page. In France, a chambre d'hôtes includes breakfast and linen by definition, with at most five rooms and fifteen guests; if that is your case, write it. If you run more rooms or a reception, you are a hotel, and the site should say so too.

Write your terms before anyone asks

  • Arrival and departure times, and what happens if someone arrives late.
  • The deposit that confirms a stay, and your cancellation rule.
  • The tourist tax: in France it is set by the town, per adult and per night, and under-18s are exempt.

Terms written on the site settle questions before they become disputes.

A request that already has the dates

A message that only says "is it free?" costs you a round trip. Ask for the arrival date, the departure date, the number of guests and an email address: you can reply with the room and the price in one message, and confirm with a deposit as you do today.

Questions

Before you start.
Everything else, just ask.

What people ask before they get going.

Can guests book and pay online?

Not with the site alone. It collects availability requests with the arrival date, the departure date, the number of guests and an email address. You check your calendar, reply in writing with the price, and a deposit confirms the stay, as you do today.

Does the site show the tourist tax and my cancellation terms?

Yes. A section sets out arrival and departure times, breakfast, the tourist tax, the deposit, cancellation, children and pets and your house rules. In France the tourist tax is set by the town, per adult and per night, and under-18s are exempt.

I have guest rooms and a cottage, or a small hotel. Does it fit?

Yes. Each room, suite or cottage has its own page with its price per night or per week. Ten designs cover a country house, a town house, a small hotel, a mountain chalet, a house by the sea, a wine estate, cabins and a cycling stopover.

Can I show my host-table dinners and extras?

Yes: dinners, picnic baskets, bikes, a late departure or a gift voucher, each with its price. If you do not offer any, the section is removed.

How much does it cost?

Building it is free until you publish, with no bank card; publishing on your domain costs €14 excl. VAT a month, billed yearly, hosting and SSL included.

Is the website mine?

Yes. Your text, your photos and your domain name stay yours, and the subscription can be cancelled at the end of its term.
